For some time now, many of our
students in the design, building and property trades, have expressed an
interest in learning the skills needed to find, buy, renovate and develop
property for profit - either to sell on or rent out for additional income.
As we all know, to do this successfully requires a number of skills, both
in finding and buying property, and in renovating the property for little
outlay and expense - in order to maximise your profit. Assuming no prior
knowledge, this course will teach you how.
Consisting of four main sections, all aspects of the renovation and
development process are covered in detail.
Section A
Would you like the confidence and tricks of the trade to build
relationships with local estate agents and track down those sought after
properties with potential that rarely reach the open market place? How do
you spot the most likely properties? Calculate the work involved and
likely costs? How do you obtain finance for the project and buy at the
best price? Section A will show you all this and more, guiding you through
the all important first steps using real life examples.
Section B
We move on to the renovation itself, and the physical process of turning
your idea into a workable project. Always with an eye to the eventual sale
of the property and maximum profit, we consider different designs/layouts
which work, features that potential buyers look for and the pitfalls
likely to put them off. In this section you will learn how to deal with
architects and the planning permission and regulatory process, how to
manage the project, plan the stages of work in the most cost and time
effective way, and obtain competitive quotes for both materials and from
the different trades needed to complete the build.
Section C
The build/renovation is now under way, and the trades on site need to be
managed in a cost effective manner. In section C, we look at the
difficulties that can arise in organising this complex process, how best
these are avoided, and how to supervise the quality of work being
undertaken. Keeping the time and money spent to a minimum without cutting
corners is essential, and this stage of the course will show you the
different ways of keeping the work on track throughout the building
process.
Basic household electrics,
plumbing, carpentry & building skills are all covered - helping you
understand the work being carried out and identify areas where you might
wish to cut costs by carrying out some work yourself.
Section D
The build is now finished, and the trades about to leave the site, work
having been delivered on time and within budget. Now perhaps comes the
most crucial stage of marketing the property, as without a buyer or tenant
your profit cant be realised. In section D we will look at the process of
placing the property on the market, identifying and working with the agent
most likely to get you the best return, and preparing/dressing the
property for sale. Within this section we also look at the negotiations
involved in the sale, how to negotiate a price, and how to best close a
deal with a buyer.
